The Monterra apartment complex operates as part of the Termag company and is fully managed by the regional leader in the hotel industry, Termag Hotel Jahorina. Monterra has 84 apartments spread over a total of 7 floors, with a total area of 5,000 m². The apartments include one-bedroom, two-bedroom, and three-bedroom units, with sizes ranging from 41 m² to 121 m². Each apartment has its own terrace and is equipped according to the highest architectural standards on a turnkey basis. The investor uses first-class materials for furnishing, mostly natural materials (wood and stone) for the interior. All apartments have a view, and some even offer views in two directions.

RECEPTION DESK

It provides apartment owners with check-in and check-out services, guest book management, and key issuance.

SKI ROOM

Apartment owners also have access to a shared ski storage room with separate lockers for skis for each apartment. The ski storage room, located on the -2 floor, can be reached by elevator or stairs outside the building. The ski storage is equipped with state-of-the-art heated lockers with ski boot dryers. Thanks to these lockers, your ski equipment will be waiting for you dry and warm, which certainly enhances the skiing experience.

AUTONOMY

The Monterra apartment complex has secured electricity supply, and in the event of a power outage, alternative generator supply is provided for the basic functioning of the complex. Each apartment has its own separate electricity metering point as well as a separate water consumption meter.

ENERGY EFFICIENCY

As a serious and responsible company, Termag placed special emphasis on energy efficiency and meeting ecological standards during the construction of the Monterra apartments. Considering the climatic conditions and the importance of energy conservation, significant investments were made in the field of building insulation. When it comes to heating, Monterra has its own biomass-powered heating plant. Biomass, as a fuel, is considered carbon neutral and classified as a renewable energy source, and heating with biomass allows for maximum energy utilization and minimal emission of harmful gases, contributing to environmental protection. Each apartment has a calorimeter, and each room within the apartment has a thermostat, allowing you to set the temperature, which enables complete control over energy consumption and cost management. The Monterra building is fully equipped with LED lighting and energy-efficient electrical appliances, ensuring owners maximum energy savings and environmentally friendly operation of the building. During the construction of the complex, natural materials such as stone and fine wood were used, so that the entire building perfectly blends into the beautiful nature of Jahorina.

MAINTANCE & SAFETY

According to guests, the Termag Hotel is one of the best hotels in the region, and thanks to many years of experience, it guarantees top-notch maintenance of Monterra apartments. Attention to hygiene and technical maintenance is of utmost importance for the proper functioning of the complex and will be a daily task performed by our staff in an extremely professional manner, which ensures that Monterra apartments earn an extra star. Monterra apartments have a shared entrance to the complex, where on the ground floor there is a reception that will control entry and exit to the apartments. The apartments are accessible via two elevators or the staircase, and unlocking with key cards and state-of-the-art locks guarantees absolute security, where not even the elevator can be operated without a key card.

FACADE

In the BAUMIT FACADE OF THE YEAR competition, organized by one of the most successful brands in the production of building materials, Monterra concept Termag is the winner by public choice. In addition to the façade walls insulated with ROCKWOOL stone wool and built with 25 cm thick thermo blocks, the finishing façade was done using a combination of BAUMIT decorative plaster and a ventilated façade with the use of Trespa Meteon panels and painted steel sheet in a rhomboid tile-slate variant. On one side of the building, a decorative gabion façade was also installed. The quality and design of the Monterra building façade clearly represent the vision: "We want all people to live healthier, more energy-efficiently, and more beautifully!" which is jointly shared by Baumit and Termag companies!

EQUIPMENT

The entrance doors to the apartments are fire-resistant with wooden paneling. They are equipped with locks with an electric strike for a card access system. Room and bathroom doors are made of wood, integrated into the overall interior design of the space, with HAFELE fittings. The floor is covered with multi-layer oak parquet, first-class, 14 mm thick, from a renowned manufacturer. The building uses rectified ceramics from renowned Spanish and Italian manufacturers Porcelanosa and Keope. Sanitary fixtures in the building are from European premium manufacturers Villeroy&Boch and Grohe. Shower taps and faucets are of modern design, intended for easy maintenance, high gloss, as well as optimal water consumption from world-renowned first-class manufacturers – Grohe. Bathrooms are designed with a 'Walk-in shower' system, i.e., with a linear channel for water drainage. Lighting in the apartments is created as a combination of indirect LED lighting, recessed spotlights, and decorative lighting.
